Digital Nomad Guide to Chiang Mai: Best Condos with Fast WiFi
Chiang Mai has been the world's top digital nomad destination for over a decade. With monthly costs as low as 30,000 THB for a comfortable lifestyle, fibre internet across most of the city, and a thriving coworking scene, it remains unbeatable for remote workers in 2026.
Best Nomad Neighbourhoods
Nimmanhaemin (Nimman)
The epicentre of Chiang Mai's digital nomad scene. Dozens of coworking spaces, cafés with reliable WiFi, and modern condo buildings built for remote workers.
- 1BR rent: 10,000–18,000 THB/month
- 1BR purchase: 2.0–4.0 million THB
- Internet: True 1 Gbps fibre (multiple providers)
- Coworking: Punspace, CAMP, Yellow, MANA
- Best for: Social nomads who want walkable cafés and networking
Old City (inside the moat)
Historic charm, temple views, and a slower pace. Fewer modern condos but charming apartments in traditional buildings.
- 1BR rent: 6,000–12,000 THB/month
- Studio purchase: 1.0–2.0 million THB
- Internet: 300–500 Mbps fibre
- Best for: Nomads seeking culture, yoga, and quiet focus time
Santitham
Just north of the Old City — Nimman's more affordable neighbour. Popular with longer-stay nomads who want proximity to Nimman without the premium pricing.
- 1BR rent: 5,000–10,000 THB/month
- Studio purchase: 800,000–1.5 million THB
- Internet: 300 Mbps fibre
- Best for: Budget-conscious long-stay nomads
Nomad-Friendly Condo Checklist
| Feature | Why It Matters | |---------|---------------| | Fibre internet (500+ Mbps) | Video calls, large uploads, reliable connection | | Dedicated desk space | Work-from-home without cafés every day | | Good chair and desk | Comfort matters when you work 8+ hours | | 24-hour security | Laptop safety while you're at coworking spaces | | Pool and gym | Work-life balance without extra memberships | | Walking distance to cafés | Quick coffee breaks without transport |
Internet Reality Check
Chiang Mai's internet infrastructure has improved dramatically. True and AIS now offer 1 Gbps fibre in most Nimman and Old City buildings. However, some older buildings in Santitham and the outskirts still max out at 50 Mbps ADSL. Always speed-test before signing a lease.
Cost of Living Breakdown
| Expense | Monthly (THB) | |---------|--------------| | 1BR condo (Nimman) | 12,000–18,000 | | Electricity + water | 1,500–3,000 | | Internet | 600–1,000 | | Coworking membership | 2,500–5,000 | | Food (eating out) | 6,000–12,000 | | Motorbike rental | 2,500–4,000 | | Total | 25,000–43,000 |
The Burning Season Reality
February–April brings hazardous PM2.5 levels. Consider:
- A condo with sealed windows and good AC
- A portable air purifier (budget 3,000–8,000 THB)
- A short-term rental in the south during burning season
- Checking air quality apps daily
REVR Insight: Chiang Mai's property market offers the best value-for-money of any major Thai city. A condo that costs 5M THB in Bangkok costs 1.5M THB here — leaving more budget for travel and experiences.
