Eastern Economic Corridor 2026 Update: New Investments and Opportunities
The Eastern Economic Corridor (EEC) continues to attract major investment. Here's what changed in 2025–2026 and what it means for property investors.
What's New in 2026
U-Tapao Airport Construction
The third phase of U-Tapao International Airport's expansion broke ground in Q3 2025. The new terminal will handle 15 million passengers annually by 2028, up from 2 million today.
- New runway completed (3,500m, can handle A380s)
- Maintenance, Repair and Overhaul (MRO) centre operational
- Direct charter flights from Europe starting Q4 2026
High-Speed Rail Progress
The Don Mueang–Suvarnabhumi–U-Tapao rail link has reached 35% completion. Key stations in Chonburi, Si Racha, and Pattaya are under construction. Full service expected by 2029.
Laem Chabang Port Phase 3
Now 60% complete. When finished in 2027, it will make Laem Chabang one of the top 15 busiest ports in the world.
Property Impact by Location
| Location | Price Change (2025–2026) | Outlook | |----------|------------------------|---------| | Si Racha | +8–12% | Corporate exec housing demand | | Pattaya (Na Jomtien) | +6–10% | Luxury migration | | Rayong city | +5–8% | Industrial spillover | | Chachoengsao | +4–6% | Logistics demand |
Best Investment Plays
- Si Racha condos — Corporate tenant demand from Japanese and Western expats working at the new industrial estates
- Na Jomtien luxury villas — Executives relocating from Bangkok are driving demand for high-end housing
- Rayong worker accommodation — Near industrial estates for stable long-term rental income
- Chachoengsao land — Logistics hub demand, still cheap
REVR Verdict: The EEC is Thailand's most consequential infrastructure project since the BTS Skytrain. Property along the high-speed rail corridor is our top pick for 3–5 year capital appreciation.
