Areas to Watch
On Nut (Sukhumvit 77) β The #1 district for yield. Strong tenant demand from corporate expats and young professionals priced out of Ekkamai-Thonglor. Good BTS access, improving dining and retail scene.
Bang Na β The EEC connection is driving new demand. Mega Bang Na, the upcoming Bangkok Mall, and direct BTS access make this a yield hotspot.
Huai Khwang β Korean-town revitalization and MRT Orange Line extension are pushing up both rents and property values. Good pick for investors seeking yield + capital appreciation.
Luxury Segment Reality
Thonglor, Phrom Phong, and Chit Lom offer prestige but poor yields (2.5β4%). These are capital appreciation plays, not income investments. If you need rental income to cover mortgage costs, look at the mid-range districts instead.
