- 800,000 THB in a Thai bank account OR 65,000 THB/month income OR a combination

2. Long-Term Resident (LTR) Visa
Launched in 2022, this is the premium option for wealthy retirees. Requirements:
- Age 50+ with at least $40,000 USD/year retirement income
- OR any age with $80,000 USD/year income + assets
- Valid for 10 years (5+5 renewal)
- No 90-day reporting required
3. Thailand Elite Visa
A pay-to-stay program:
- 5-year: 900,000 THB
- 10-year: 1.5 million THB
- 20-year: 2.5 million THB
- No age requirement, no income check
Property Buying for Retirees
Option 1: Buy a Condo (Freehold)
The most straightforward path. Foreigners can buy any condo as long as the building hasn't exceeded its 49% foreign quota.
